This advertisement is incorporated into Request for Lease Proposals (RLP) No. 26NAT02 by reference as an RLP attachment. In the event of any conflict between this advertisement and the provisions of RLP No. 26NAT02, the requirements of this advertisement shall take precedence. The U.S. Government is seeking competitive lease proposals for fully finished, and furnished (optional) administrative office space to support government operations. Location: Atlanta, Georgia and surrounding area Delineated Area (see attached map): North: Piedmont Ave NE /10th St NE -> 10th St NE /Northside Dr NW (RT 19) South: Marietta St NW/Peachtree St -> John Wesley Dobbs Ave NE/Piedmont Ave NE East: John Wesley Dobbs Ave NE/Piedmont Ave NE-> Piedmont Ave NE /10th St NE West: I-75 / 10th St NE -> I-75 / North Ave NW -> North Ave NW /Marietta St NW -> Marietta St NW / Peachtree St Lease Term: 5 year, 3 years firm Amortization Term: 3 years for both Tenant Improvements and Building Specific Amortized Capital. Agency Tenant Improvement Allowance: $56.00 per ABOA SF Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF Occupancy: The Government cannot occupy the premises or commence the lease prior to July 2027. Space Layout: 50,000 – 56,000 ABOA SF. Workspaces: Minimum 33,000,700 ABOA SF for open modular workspaces (36sf and 56sf desks) Private Offices (8): approx. 270 ABOA SF each Break Room (1): Minimum 600 ABOA SF Mail Storage (1): Minimum 2,800 ABOA SF Conference/Training (1): Minimum 2,000 ABOA SF Secure Storage Room (1): Minimum 500 ABOA SF Admin Room (1): Minimum of 5,500 ABOA SF Admin Room (1): Minimum of 3,000 ABOA SF Secure Vestibule (1): Minimum 64ABOA SF (within suite) Server Room (1): approx. 180 ABOA SF with 24/7 cooling Space must be efficiently designed to support the required operations. Inefficiently designed layouts or configurations that limit functional use may be disqualified from consideration. Configuration: Contiguous space preferred. Office space which is non-contiguous must then be located directly above the contiguous space. Parking Requirement: Must provide reserved parking for 3 Government Owned Vehicles (GOVs). Facility Security Level (FSL): II minimum Collocation Restrictions: The Government will not consider collocation with tenants with law enforcement functions or tax collection. Building Access: Loading Dock And Freight Elevator access required. Public Access: This office is public-facing and will receive visitors; however, the anticipated volume of visitors is expected to be lower than that of high-volume customer service agencies such as SSA or IRS Delivery Condition: Offered space must meet the requirements in this advertisement and RLP 26NAT02 and be priced accordingly.
