U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: New Hampshire City: Bedford Delineated Area: Within the city limits of Bedford, NH Minimum Sq. Ft. (ABOA): 15,698 ABOA SF Maximum Sq. Ft. (ABOA): 16,524 ABOA SF Space Type: Office Parking Spaces (Total): 55 reserved surface parking spaces Parking Spaces (Surface): 55 reserved surface parking spaces Parking Spaces (Structured): N/A Parking Spaces (Reserved): 55 reserved surface parking spaces Full Term: 10 years Firm Term: 3 years Option Term: N/A Tenant Improvement Allowance: Current leased space: $0.00/ABOA SF. All other locations: $55.03/ABOA SF. BSAC Allowance: Current leased space: $0.00/ABOA SF. All other locations: $12.00/ABOA SF. Additional Requirements: Space shall be located in a prime commercial/business office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Offered space must be located in a professional office setting and not within strip malls. Offered building must be no closer than 300 walkable feet from homeless shelters, dispensaries, or drug treatment facilities, law enforcement, areas zoned for manufacturing, industrial warehouse, retail and residential areas. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Offered space must be contiguous on one floor or vertically contiguous on two floors, a minimum of 4,250 ABOA SF must be on one of the 2 floors offered Offered space shall provide for a configuration that will allow for an efficient layout of required adjacencies for the agency needs of space for public access, offices, workstations and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.). A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. If a multi-story building is being offered, a freight elevator that can accommodate a full-sized palette must be accessible to the offered space. Offered space must have the ability to separate the public entrance from an employee entrance. Stops for one or more public bus lines usable by tenant occupants and their customers shall be located within the immediate vicinity of the building, but generally not exceeding a safe walkable ½ mile, as determined by the LCO. Bus stops to occur on a regular, frequent basis (schedule required to be provided. It must show location and frequency of bus stops). Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
