The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Michigan City: Detroit Delineated Area: North: Starting at the intersection of I-75 and 17th Street, east to I-375. East: I-375 from I-75 to E. Jefferson Avenue to Adair Street to the Detroit River. South: Detroit River from Adair Street to Steve Yzerman Drive. West: Steve Yzerman Drive Route 10 to Bagley Street to 16th Street to Newark Street to Vernor Avenue to 17th Street to I-75. Minimum Sq. Ft. (ABOA): 10,574 ABOA SF Maximum Sq. Ft. (ABOA): 12,500 ABOA SF Space Type: Office/Special Parking Spaces (Total): Per local code Full Term: 15 years (180 months) Firm Term: 10 years (120 months) Option Term: N/A Additional Requirements: Offered space must be located at or above grade. If the entire ABOA SF requirement cannot be accommodated on a single floor, no more than two floors may be offered. Preference is for Block A – Reception and Engagement Center to be on ground floor. If not available, then Block A – Reception and Engagement Center must be easily accessible to the public. If the offered space is on two floors, then: Block A must provide not less than 3,591 ABOA square feet (“Block A – Reception and Engagement Center”) is preferred to be located on the ground floor or easily accessible by the public. Block A must be readily accessible and identifiable to members of the public without requiring access through secured administrative areas. The layout must provide a clearly defined public arrival sequence, including an accessible path of travel, reception and queuing areas, access to public restrooms, and appropriate signage and wayfinding. If Block A is located on the ground floor, the Government prefers that it be visible from the public sidewalk and permit signage, or otherwise provide appropriate signage and wayfinding, subject to the approval of the Lease Contracting Officer. Block A must be capable of being separated from Block B as necessary to support security and after-hours operations. The balance of the space (“Block B – Staff and Support Spaces”) must be a contiguous block of space and located on a single floor that may or may not be on the same floor as the Block A – Reception and Engagement Center. Block A is expected to include functions that may require assembly-occupancy treatment under applicable building and fire codes. The offered building must be capable of accommodating the applicable occupancy classification, occupant load, means of egress, fire protection, accessibility, and related code requirements. The offered Space must provide for an efficient layout as determined by the LCO. Block A and Block B may be located on the same floor or on separate floors, provided that Block B is a contiguous block on a single floor.
