Department of Agriculture (USDA) seeks to lease the following space: State: ND City: Towner Delineated Area: The City Limits of Towner Minimum Sq. Ft. (ABOA): 6,196 Maximum Sq. Ft. (ABOA): 6,506 Maximum Sq. Ft. (RSF): 7,435 Space Type: Office Reserved Government Vehicle Parking Spaces: 4 Reserved Visitor/Customer Parking Spaces: 6 Non-Reserved Employee Parking Spacing (located on-site or within 300 feet of premises): 26 Full Term: 20 years Firm Term: 5 years Termination Rights: 120 days Additional Requirements: - The Government wishes to lease space in an existing building, or in a building to be constructed for the Government’s use. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. - The space offered, its location, and its surroundings must be compatible with the Government’s intended use. - A fully serviced lease is required. - Offered space and sites shall not be in the 100-year flood plain. - Additional parking spaces may be located on-site and/or within 1/4 of a mile of the premises, pedestrian accessible. - Preferred first floor, contiguous space that meets accessibility requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance (formally 100-year)/.2-percent annual chance (formally 500-years flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).). The U.S. Government currently occupies office and related space in a building under a lease in Towner, ND that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
